According to the SBA 504 Experts, things keep getting better…

Things are indeed getting better for owners of small and mid-sized businesses. We’re still keeping tabs on HR 5297, because the Senate’s actions will have big implications for business owners, but there’s other good news that I need to tell you about.

The 20-year fixed interest rate on SBA 504 loan projects has fallen below 5% for the second time in history! With the August full-term effective rate at 4.93%, purchasing commercial property is a no-brainer for smart business owners who are ready to make the move from renting to owning. Seriously, by putting as little as 10% down, getting longer terms, and interest rates under 5%, you couldn’t dream up a better deal.

    Chris, I enjoy reading your blogs. They are very informative.
    I’m not sure your 504 program will help me, but do you have a program to rehab a Section 8 house that the last tenant trashed? He and his friend brought their Harleys inside and cleaned them on the living room carpet, washed the parts with gasoline in the bathtub and then flushed everything into the septic system. He even tried to take the commode with him when he left, after tearing the bi-fold doors off the closet.

    We are trying to get a new bowling center started and built, we need about $1,650,000 in a loan, we have the rest. It’s a 12 lane center in Indianola, Iowa, the $1,650,000 would go toward a new building, $240,000 in bowling equipment and $150,000 toward the land purchase of 2 acres. So far the banks have requested we have way to much in working capital when we open. Can you help?

    I wanted to buy a six to eight family home with my wife and two boy, who work and make good income as well as my wife and I. Were thinking of taken out an LLC, LIC with the hopes that this will help us with our first investment. We would like to establish our sons in the real estate bus. Togetther we make about 190,000+ per year between all of us. We don’t now to much about the 504 however we are very interested in finding a way this loan could work for us. Please let us know what would be the best route to take as a family and as a loan holder with your company. I hope this loan can get us started. Some of the buildings cost about 5 to 600 thousand. But the rental is good.
